Application Requirements

Our homes will be available for rent until we have secured a Security Deposit, First Month's Rent and Signed Lease Agreement. We are on a first come first serve basis.

Non-Refundable Application Fee: $65

Lease Admin Fee Upon Approval: $150

Each applicant 18 yrs old or older must complete a rental application and pay the application fee.

1. Monthly NET income must be 3x’s the monthly rent.

  • All income must be documented through pay stubs, bank statements, or SSI  letters.
  • A minimum 600+ credit score is required; however, your Debt to  Income Ratio (DTI) can play an important role in the approval process. If your current debts plus your desired rental amount exceeds our guidelines you may be declined or required to pay a higher security deposit.

2. No rental judgments and/or evictions within the past 3-5 years.

  • If you have rented or are currently renting and have a good rental history, your application may still be considered. If you have ANY eviction history, please provide an explanation and any documentation.

3. No felonies less than 7 years and each criminal background is reviewed on a case by case basis.

4. Anyone over the age of 18 and living in the property MUST apply and be listed on the lease.

5. If applicant has filed bankruptcy, the bankruptcy must be closed and 3 years old.

6. Proof of Renters Insurance is required within 10 days of moving in.

 

Per pet, there is a pet deposit and a monthly pet fee.

Deposit : $500 (1st pet), $350 (2nd pet)

Monthly fee : $50 (per pet)

Pet Liability Insurance is required if it is not already part of your renters insurance.

 

Restrictions

SPECIFICALLY PROHIBITED: THE FOLLOWING SPECIFIC BREEDS OF DOGS (OR DOGS MIXED WITH THESE BREEDS) AND OTHER ANIMALS ARE NOT PERMITTED:Pit Bulls (aka American Staffordshire Terriers, Staffordshire Bull Terriers, or American Pit Bull Terriers), Bull Terriers, Bull Mastiffs, German Shepherds, Malamutes, Doberman Pinschers, Rotweillers, Chow Chows, and Rhodesian Ridgebacks. Dogs must be contained in an area so as not to interfere with any maintenance service which has been requested. No wild animals are permitted – such as birds (except those that are caged), chinchillas, ferrets, fish (in tanks 20 gallons or more without adequate insurance naming Lessor as additional insured), iguanas, monkeys, pot-bellied pigs, rabbits, raccoons, rodents of any kind, skunks, snakes or reptiles of any kind, tarantulas, scorpions or spiders of any kind, weasels.

SPECIFIC TYPES OF PETS. The following rules apply to specific types of pets:

DOGS. Dogs must be spayed or neutered. Veterinary proof of up to date shots, breed and weight is required. No puppies (four (4) months or less) are allowed. No adult dog, fully grown, will exceed sixty (60) pounds. Up to two (2) dogs will be allowed as long as they do not exceed the one hundred (100) pound weight limit.

CATS. Cats must be spayed or neutered. Veterinary proof of up to date shots, breed and weight is required. Up to two (2) cats will be allowed.

FISH. Stand must be sturdy. No aquarium with a capacity greater than twenty (20) gallons shall be kept on the Premises. Residents must place aquariums in a safe location in the apartment, on a shelf or table giving the aquarium enough support. Residents shall be responsible for all damage caused by leakage or breakage from any aquarium. Resident shall provide proof of adequate insurance naming Lessor as additionally insured if aquarium is twenty (20) gallons or more.
